Ali Wolf, Chief Economist at Zonda, predicts a significant increase in the availability of entry-level homes in the next 12 to 24 months. The pandemic reshaped the way we view our homes. No longer just a place to live, our homes became multifunctional spaces where we worked, studied, exercised, and more. Those fortunate enough to have ample living space found themselves more comfortable in this new reality. However, many others sought to upgrade to larger homes, leading to a shift in the types of homes available on the market.

During the pandemic, there was a noticeable trend towards smaller homes being listed for sale. Families in larger houses held onto their spaces, while those in smaller abodes looked to upsize. Consequently, smaller homes dominated the market, a trend that continues to this day.

The size of a home on the market isn’t static; it varies with the seasons. Typically, larger homes appear on the market during the summer months when families with school-aged children are more inclined to move. With fall fast approaching, historical trends suggest that smaller, more affordable homes will increasingly become available.

Robert Dietz, Chief Economist at the National Association of Home Builders (NAHB), points out that the demand for smaller homes has been steadily increasing. As interest rates rose in 2022 and housing affordability worsened, people began favoring smaller homes. This shift in preference aligns perfectly with the trend towards smaller homes entering the market.

The convergence of seasonal patterns and builders introducing smaller, more affordable homes to the market is excellent news for prospective homebuyers, especially those struggling with affordability. Mikaela Arroyo, Director of the New Home Trends Institute at John Burns Real Estate Consulting, acknowledges that while this trend may not completely solve the affordability crisis, it does open doors for individuals to purchase entry-level homes in their desired areas.
