Your real estate agent will keep you focused on the right
things during your sale.
Selling your
home without the assistance of a real estate agent may tempt consumers who
believe they might save some dollars in commissions—but, as noted in a recent
post at Travelers,
“hiring a real estate agent can help give you peace of mind and confidence
throughout the selling process.”
Homeowners
typically think about two questions when considering working with a real estate
agent, notes Zillow. First, is it a legal requirement, and second,
“is it realistic or practical to sell without an agent?”
The answer to
question one is easy—it is not a legal requirement to list your home with a
real estate agent.
The answer to
the second question is more complicated.
About 11% of
homeowners choose the “for sale by owner” option, feeling it is a transaction
they can manage without a realtor’s expertise.
However, many
sellers who initially attempt to sell a home without an agent’s help
reconsider. Thirteen percent of sellers
who thought they’d “go it alone” ultimately hired an agent to manage the entire
transaction, notes Zillow, while another 5% “did most of the work on their own
but hired an agent at the end to finalize a sale.”
What advantages
will an agent bring to your sale?
Travelers suggests ten reasons to use an agent. Among them:

Agents will price your home to sell with
good understanding of market conditions—and an agent brings helpful
subjectivity in pricing along with hard facts on recent sales.

Agents are professionals who offer valuable
services like successful marketing techniques, staging suggestions, and
they make recommendations for home improvements to net bigger profits.

Agents have access to the multiple listing
service (MLS), the advertising venue buyers and other agents consult for
current listings.

Agents manage negotiations, “one of the
trickiest, yet most important, aspects of the selling process,” and
·
“Real estate agents take the time, so you
don’t have to.” Placing the
complicated process of selling a home in the hands of a capable agent will save
you time to keep your property well maintained throughout the process--and to allow
you to manage your move into your next home.
And—don’t
forget the sales transaction includes coordinating the process with lenders,
appraisers, home inspectors, and the title company, too.
