Great curb appeal could add as much as 11% to your home’s value.

Whether you make updates to the exterior of your home or work on improving the landscaping--or both! – research findings show your dollar and time investments are well spent.

 

According to a recent study conducted by The University of Texas at Arlington, the impact of curb appeal in residential housing could amount to up to 7% of a home’s resale value.

 

Another study by the University of Michigan says that plant selection and landscape design alone can add to consumer perception of home value—residences with nice landscaping could expect an increased home value between 5-11%.

 

Here are eight simple things you can do to boost your home’s curb appeal, according to bankrate.com:

 

·        A full exterior paint job will make a big difference, especially if the existing paint is faded or chipped

·        Freshen up doors and entryways, too—front doors and garages create a first impression—make it a good one with new paint

·        Scrub those windows and doors until they shine!  This is one low-cost fix that can make a big impact

·        Speaking of sparkle, don’t forget the driveway—give it a good power wash

·        Plant some flowers, add some bushes, or find other ways to spruce up the yard.  The average landscape design including grading, soil, lawn care, patio, and walkway install costs $10,000; you can add a pop of color with potted plants for $100-$200

·        Outdoor lighting looks best when it is clean and well-placed: wipe out the cobwebs and check the bulbs

·        Don’t forget the roof: replace any lost shingles or tiles

·        Upgrade the mailbox—cleaning or painting comes at a minimal cost; at worst, you’ll need to replace it, a small chore making big impact.

 

Finally, don’t waste time and money in your efforts.  Consider these three tips:

 

·        Don’t go overboard: make sure yard improvements are easily maintained for the new owner—a big flowerbed might be too much

·        Keep paint colors neutral as classic looks offer greater appeal

·        Consult your HOA if you have one to confirm your plans are within their rules and guidelines.
