The Role of Access to The Home You’re Selling
In the past couple of years,
the housing market has looked different for sellers. During the pandemic,
sellers weren’t showing their homes with open house tours. With demand high and
all-time low mortgage rates, buyers were putting in offers on homes sight
unseen.
In the current market, we're seeing a return to pre-pandemic norms where sellers again need to show their homes.
There are five primary ways sellers can allow access to buyers. In order from most convenient to least convenient for buyers:
· Lockboxes – allow buyers to see listed homes with maximum convenience as soon as they are aware of a listing and with minimum inconvenience to the seller.
· Providing your agent with a key to your home – an agent would need to stop by an office to pick up the key but this is still convenient for buyers.
· Open access with a phone call – this means sellers would allow access with just a phone call
· Appointment only – sellers may want to set a particular time and day so that they can prepare the home and plan to be away
· Limited access – sellers only allow access on certain days or times; this is the least convenient way to show your home.
